How do I Hire the Right Real Estate Agent?

A little bit of home work goes a long way.  There are a lot of real estate agents licensed to sell real estate in Tucson Arizona.  Some are full time and some are part time.  Some believe in continuing education and some do not.  You should know who you are hiring, ask questions, do your research.

Below are some of the most important things you should consider before you hire a licensed real estate agent to help you the purchase of your new home.

Hire Experience.

When the real estate market is hot, the amount of licensees goes up dramatically.  When the market goes down, we typically see a lot of licensed real estate agents leave the profession.  This is part of the reason the real estate industry has a high turn over rate.

Hire a real estate agent that has been a full time agent for more than 5 years.  An agent who has 5 years or more of experience should know the fundamentals of real estate.

Look for Commitment.

There are a lot of part time and recreational real estate agents. A lot of them work in real estate only certain months of the year, have retired from another career and are looking for something to do, or are trying to earn extra income selling real estate as a second job.

If an agent is not committed to the profession full time, it is impossible for them to keep up with all of the changes in business, marketing and legal issues surrounding real estate.  Hire an agent that works in the business full time.

Consider Their Education.

A real estate agent who is a member of the National Association of Realtors is a REALTOR®.  Realtor's must abide by a strict code of ethics.  A licensed real estate agent who is not a member of the National Association of Realtors can not use the term REALTOR®.

To become a licensed real estate agent is easy.  In Tucson, all you have to do is take a two week course for about 80 hours and pass a state exam.  Just because an agent is licensed does not mean they are competent.

You may have noticed the credentials; ABR, CDPE, CLHMS, CRS, CSSN, Associate Broker, Eco Broker, GRI and NAR Green after our names.  These are credentials earned by taking extensive amounts of training over several years time.  For example, CRS is a 5 year program and requires that you have already completed  your GRI and have helped a certain number of clients buy or sell Tucson real estate.  You have to be a committed Realtor to take on the expense of this additional education and have a passion for being the best representative you can be when helping a client buy a home.

ABR = Accredited Buyers Representative

CDPE = Certified Distressed Property Expert

CLHMS = Certified Luxury Home Marketing Specialist

CRS = Certified Residential Specialist

GRI = Graduate of the REALTOR Institute
